There have been a number of legislative changes recently which have effected the letting and renting of residential property. We at view estate agents London Bridge are ARLA licensed agents and therefore keep up to date with all the new regulations. There are many things to consider when renting a property and below is a list of things to consider.

The right to rent check is an a initiative whereby those renting property are by law expected to confirm the right of the person they are letting to, to reside in the country. We always carry out a right to rent check and not to do so is actually a criminal offence.

The Furniture and Furnishings (Fire Safety) Regulations 1988/1989, 1993 and 2010 are also something to consider. All furnishings supplied by the landlord must meet these set levels of fire resistance and must have a label confirming this.

Gas safety certificates are another statutory requirement which mean that any gas appliance must be regularly checked by  qualified and registered engineer. We are able to provide these for any property we let at a competitive rate.

The government have also produced a how to rent guide which must be shown to the tenants upon signing the contract otherwise you will not be able to serve a section 21. Its really easy to do but we have heard from many landlords who were not aware of this.

Deposit protection is extremely important and all deposits must be protected by a government approved scheme. We work with the DPS custodial scheme and are happy to protect your deposit on your behalf.

Under The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, carbon monoxide alarms must be provided if there is solid fuel being burnt. This is a legal requirement however we do suggest using them close to gas appliances too. Fire alarms must also be provided (one on each floor) and checked on the day of the tenancy starting.
